While we’ve all heard the common perception that Spring is the best time to sell a home, the reality is that the Fall market can be pretty fantastic for both buyers and sellers. In fact, for savvy sellers, the Fall market can be an optimal time to list - especially if you understand exactly what the Fall buyer is looking for so that you can stage your home in a way that allows them to imagine themselves spending every Fall in it - as their perfect place.
1. Cozy sells in the Fall: Set the mood.
Potential buyers are visualizing themselves in your home and, in the Fall, their picture of their perfect place is very likely to involve warm coziness. Even those of us who prefer modern lines and refined design can’t resist the thought of snuggling up with a throw and a great book!
While it’s always important to stage your home for sale, the Fall season provides extra opportunity to highlight the features of your home that make for great indoor living!
Fireplace? Amazing! Make it a focal point.
Dining room? Perfect! Set the table with Fall colours so potential buyers can envision their friends and family in that very room.
Treed yard? YES! Open the blinds and make sure that the Fall foliage is visible from every possible angle.
By focussing on creating a warming environment, you’ll ensure that potential buyers will never want to leave!
2. Help buyers see clearly: Clean your windows.
Whether you’ve noticed it or not, summer living leaves traces on your windows - and windows should be squeaky clean when selling a home! Indoor-outdoor traffic, residue from weather, a pet nose or two and before you know it, your windows have lost their sparkle.
This is the perfect time to pull down your screens for the winter and clean those windows inside and out. Buyers may not notice that your windows are sparkling clean, but they will definitely notice if they’re not.
3. Get them to come inside: Tidy up your yard.
Fall is the season of hibernation and those gorgeous plants, grasses and trees that make our landscapes so beautiful during the summer change colours and - let’s be honest - they die. The reality is that debris and dead leaves blocking your walkways and entrance may hinder buyers’ ability to see that your home might be their perfect place.
Nobody wants to look at a potential home and only imagine an endless chore list - so take that worry off the table by getting outside in the fresh air yourself.
Grab a rake, trim overgrown shrubbery and tree limbs and get rid of any dead flowers so that potential buyers aren’t distracted by the work that’s left to be done.
4. Breath Easier: Replace your HVAC filters or clean baseboard heaters.
Fall is the season of reuniting with our home heating systems after a few months apart.
While I recommend regularly cleaning your HVAC system and replacing filters, this is especially important during the Fall. Indoor air quality is a very important factor when it comes to choosing a buyer’s perfect place and turning your heating system on for the first time during a season can cause dust and odours to make their way throughout the home.
What should a potential buyer notice about your indoor air quality? Absolutely nothing! So get those HVAC systems clean and odourless.
5. Brighten up: Add extra lamps and ensure all lights are turned on.
During the Fall, days are shorter and by extension, darker. Adding extra lighting to your home is essential for more reasons than one during this slumbery time of year. First, extra lighting allows buyers to really see the home in all of its glory! But secondly, extra lighting keeps buyers’ in a brighter, more upbeat mood.
So add a few lamps, open the blinds and turn on every light in the house (including appliance lights) for showings. You’ll be amazed at how light can really elevate your space.
